Need to Sell Your Home Fast? Here’s How…

There are lots of reasons a homeowner might need to sell their home fast.

Maybe the family is in probate process, they are relocating with new job opportunity or they’re facing foreclosure. Maybe they’ve inherited a new property and need to sell the old home quickly to avoid paying additional mortgage payments.

Regardless of the reason, it’s important for sellers to know options surrounding a FAST property sale. Here are a few tips to do just that.

When putting a house on the market, the number one thing to keep in mind is that the vast majority of buyers want a home that is move-in ready. You may stumble across the occasional handyman who’s looking for a fixer upper, but most buyers (and especially first-time buyers) do NOT want a ‘fixer upper’ project.

Here are a few activities you can do to make your home more appealing to buyers so that it sells fast.

De-clutter

Go through the property and take out broken printers, unused furniture, stacks of magazines/papers, etc. so interior spaces are neat and organized. Make a trip to the Salvation Army or have a Garage Sale – getting rid of unused trinkets and space-hogging room.

It’s true that buyers prefer homes that still have furniture in place compared to completely empty houses, but decluttering will evoke emotions of comfortable ‘clean’ living with ample space. The main living areas and bedrooms are key areas to declutter (this is especially true if you’re in the middle of packing; try not to have multiple boxes amidst furniture).

Cleaning

Your home does not have to be spotless, but it should be cleaned as if you were expecting an important guest to come over.

Vacuuming and dusting are the bare minimum, but you also pay attention to things like scattered toys, dead house plants, dirty clothes baskets and unmade beds. It may even be a smart investment to hire a professional cleaning crew to go over every nook and cranny.

Photography

With smart devices, most anyone now has a camera…but an iPhone selfie is not the same as outcomes from a professional photographer.

First impressions are very important when selling a home and your home’s first impression will come from the photos buyers will review online. Hiring a photographer will cost you anywhere from $100-$200 but they’ll have the equipment and talent to beautifully capture the interior and exterior of your home.
